Review
Process

The Midtown Alliance will advocate for the Blueprint by encouraging development that is consistent with the plan.
  Our first goal is to reach people who are planning to develop or renovate buildings in Midtown before any investment indesign has been made and to share the plan's vision with them. By reaching developers early, we can assist them in navigating through the City's formal review process and provide them with beneficial information.
  Our second goal is to to review proposed developments as project drawings are completed and to indicate, through a letter, how each project is consistent or inconsistent with the plan.
  Reaching those who are planning to develop or renovate buildings in Midtown will be accomplished through periodic meetings hosted by the Midtown Alliance to reach to real estate, architectural, and financial communities, as well as through individual meetings with Blueprint staff. Information will also be distributed through this web site and the Blueprint Midtown multimedia CD.
  Additionally, we will supply written materials describing the Blueprint Development Standards along with the City of Atlanta's official review process. Our intention is not to be a stumbling block but rather to be an advocate for development that is consistent with the Blueprint.
  To achieve our second goal, we created a steering committee charged with reviewing development projects. The committee is comprised of the chairs of each major Blueprint focus area: public spaces, transporation, land use, public finance, and marketing.
  The combined expertise of these individuals in urban design, architecture, transit, transportation, land use, zoning, and marketing will enable them to provide insight and direction for the proposed projects.
  The steering committee will review each proposal using a set of Development Standards to provide consistent and objective comments. The Development Standards have been divided into two main categories: public realm and private realm. The public realm guidelines cover public spaces while the private realm covers parking, site planning and buidling design. Each committee is responsible for refining these standards as needed.
  After the committee has reviewed a proposal, the applicant will be given a letter indicating where the plan complies with the Development Standards and, if necessary, where improvement might be made. The letter will be given to Midtown neighborhood associations, to NPU-E, and to the City of Atlanta Bureau of Planning and other appropriate entities.
